Buying a Home in Legend Trail, Scottsdale

That makes it a different kind of golf-community purchase than Whisper Rock, Silverleaf or Desert Highlands, where club membership is part of the decision. Here, the homes, the setting and the community amenities are what you are buying.

Where Is Legend Trail?

Legend Trail sits in far North Scottsdale (ZIP code 85262), near Carefree and Cave Creek, with Sonoran Desert open space and trail access as part of the daily backdrop. The community's own materials describe a trailhead connection to the McDowell Sonoran Preserve. The City of Scottsdale describes the Preserve as more than 30,500 acres with over 230 miles of multi-use trails, though how close any given home is to a trail access point depends on the neighborhood.

This is a "desert first, city second" location. Commutes to the Airpark, the Loop 101 employment corridor and Old Town are doable but not trivial. Relocating buyers should drive the route at the hour they actually live, not at noon on a Sunday. For neighborhood orientation, see our Legend Trail neighborhood guide.

Is the Golf Club Private? Do Residents Have to Join?

No. Legend Trail Golf Club is an 18-hole, par-72 course designed by Rees Jones that operates as a public, daily-fee course. That is a different ownership model than a private club, where a membership and initiation fee come with the purchase.

What that means for buyers:

  • You can buy here for the homes, the trails and the quiet without underwriting a private-club initiation.
  • Golf access works like a public course: tee times and rates are set by the course, not by a member-only tee sheet.
  • "Golf community" does not automatically mean "club equity." Ask what, if anything, a particular purchase includes at the course, and get any resident rates or perks confirmed in writing by the course.

What I Tell Buyers

Legend Trail is for people who want to be somewhat secluded, with a golf option, without being tied to a private club. There is one public golf course. Residents can play it, but owning a home here does not tie you to the club.

The community also has a community center with amenities that include a heated pool and spa, tennis courts, a fitness center and locker rooms, along with pickleball courts. Costs for the community center and the rest of the association are not something I quote from memory. Ask for the current assessment figures in writing and compare them against what each association covers, because that varies by neighborhood.

How Are the Neighborhoods Organized?

The community's own materials describe eight distinct neighborhoods, with home sizes starting around 1,300 square feet and running past 6,000 square feet. Product includes golf-view condominiums and villas, single-family homes and custom residences, and some neighborhoods have gated entrances.

The buying rule is to tour by neighborhood. A condominium buyer and a buyer for a 5,000-square-foot home in a gated section are not in the same search, even when both say Legend Trail. You can pull live options on our home search, and on every property you tour, ask for the sub-association name.

What Should You Verify on HOAs and Fees?

Legend Trail is association living, with a master association and, in some neighborhoods, a separate sub-association. For example, Retreat at Legend Trail is a condominium community with its own association inside the master association, and its owners pay two separate assessments. Do not assume that structure is identical everywhere. Your offer package should include:

  • Current assessment amounts for every association tied to the parcel, and what each one covers
  • Reserve health and any special assessment history
  • Rental caps or minimum lease terms if you might hold the home as a second property
  • Architectural guidelines for exterior and landscape changes
  • Gate and guest access rules, if the neighborhood is gated

For general context on how associations affect value (not specific to Legend Trail), see how HOAs can affect home value.

How Does Legend Trail Compare to Troon North or Troon Village?

Our Troon North guide covers the boulder-desert community associated with the Monument and Pinnacle courses, which has a wide mix of patio homes and estates. Troon Village has its own second-home conversation, which we cover in this article. Legend Trail tends to appeal to buyers who want golf-adjacent North Scottsdale living with a public-course model.

These are not interchangeable. Tour with a scorecard: the golf model, the home type, the commute, the association costs, and whether you need to be close to Carefree and Cave Creek.

Who Should Look Elsewhere?

Choose something else if you want private-club membership woven into ownership, if you want walkable urban Scottsdale, or if your workday makes a long northern commute painful. If preserve hiking is the priority and golf is secondary, also compare McDowell Mountain Ranch.

FAQ: Buying in Legend Trail

Is the Legend Trail golf course public? Yes. Legend Trail Golf Club is an 18-hole, par-72 Rees Jones design that operates as a public, daily-fee course. Living in the community does not require a golf membership. Confirm current tee-time access and any resident rates directly with the course.

Is Legend Trail a private golf club community? No. Legend Trail is a master-planned community built around a public course, so there is no private-club initiation to underwrite when you buy. Association dues are separate from golf and are set by the community's master association and any neighborhood sub-association.

How many neighborhoods are in Legend Trail? The community's own materials describe eight distinct neighborhoods, with product that includes golf-view condominiums and villas, single-family homes and custom residences. Some neighborhoods have gated entrances, so ask which neighborhood a property sits in and how access works.

What should I check on the HOA before buying in Legend Trail? Ask for the master association and any sub-association documents, current assessment amounts for each, reserve funding, special assessment history, rental rules and architectural guidelines. Dues and coverage vary by neighborhood, so do not assume one number applies community-wide.

What schools serve Legend Trail? School assignment depends on the specific address and can change. Confirm the assigned schools for any property you are considering directly with the district before you make an offer.

Is Legend Trail inside the McDowell Sonoran Preserve? Community materials describe a trailhead connection to the McDowell Sonoran Preserve and a desert-open-space setting. Whether a particular lot backs open space varies, so confirm that by address rather than assuming it.
