Where Kierland is, and why the address says Scottsdale

Kierland sits in the Scottsdale Road resort corridor of northeast Phoenix. Most of the community is inside Phoenix city limits, and the mailing addresses say Scottsdale. Both of those facts show up on the same purchase. Woodbine Development, which planned the community, describes it that way, and so does the Scottsdale Tips lexicon entry for Kierland.

The Westin Kierland Golf Club is at 15636 N Clubgate Dr., Scottsdale, AZ 85254. That ZIP, 85254, is the one we use when a buyer asks where Kierland mail goes. When we open a search with someone who typed "Kierland Scottsdale," we separate the city limit, the mailing city, and the ZIP before we look at a single floor plan. The home you buy still has to be checked on its own parcel. Most of the master plan is in Phoenix. A given address can still read Scottsdale.

How Kierland came together

The Herberger family had held this land since the 1950s. Woodbine Development planned the community with the family. The master plan was unanimously approved in 1991. Woodbine calls that approval the largest rezoning case in Phoenix's history. The first residential site sale was in 1993. Kierland Golf Club opened in 1996. The Westin Kierland Resort & Spa opened in 2002. The community is named for Katherine "Kax" Kierland Herberger.

Kierland is a 730-acre master-planned community. Woodbine's land plan assigns 225 acres to golf, 138 acres to single-family homes, 78 acres to multifamily, 38 acres to commercial and retail, 123 acres to office, 11 acres to parks and open space, and 11 acres to vacation ownership. We use that plan to explain why the same community holds a golf club, houses, condominiums, and Kierland Commons. The figures describe the master plan's land allocation.

Kierland condos, townhomes and single-family homes

The housing mix is single-family homes, townhomes, and condominiums. That mix lines up with the single-family and multifamily acreage in the Woodbine plan. Buyers who ask for a realtor for Kierland condos are usually asking about lock-and-leave: close the door, and the association takes the shared exterior and the shared amenities. A condominium can do that. A patio home or a single-family house is a different set of responsibilities, even on the same street.

A condo purchase still needs a document review that a house offer often does not. Before we write, we read the association reserves, the rental rules, any special assessments, and the parking that comes with the unit. Golf at Kierland

The Westin Kierland Golf Club has 27 holes in three nines: Acacia, Ironwood, and Mesquite. Those nines can be played as six 18-hole combinations. Troon manages the club. Walkable living: Kierland Commons and Scottsdale Quarter

Kierland Commons is a 38-acre mixed-use main street. The grand opening was in 2000, and the project was completed in 2005. Woodbine is the majority owner. Scottsdale Quarter is the other shopping and dining center already on this page. Walkability here means those shops and restaurants sit in the community, which is why condo buyers and house buyers ask about the same two centers.
