What Winter Buyers Ask at the First Showing of a Scottsdale Luxury Home

DC Ranch community center entry with desert landscaping, Scottsdale

Key takeaways

  • Seasonal buyers often decide within one trip, so the first showing carries most of the weight.
  • Expect questions about system ages, utility costs, HOA and club fees, and lock-and-leave readiness.
  • A one-page property fact sheet answers most of them before they're asked.
  • Buyers trust documented upgrades (with permits and dates) more than verbal claims.
  • Have water, golf and community-rule questions ready for golf-community homes.

Why do winter buyers ask different questions than spring buyers?

Most of the luxury buyers I meet between Thanksgiving and March are either seasonal owners or relocating from colder states. Many fly in for a week, tour a tight list of homes and want to make a decision before they fly out. That compresses the whole process. They aren't browsing. They're evaluating.

In my experience, these buyers also think about the home in two modes. One is how it lives in January, when they're here. The other is how it holds up in July, when they may not be. That second mode drives a lot of the questions.

What do buyers ask about the home's systems?

Almost every serious buyer asks some version of these:

  • How old is the roof, and what type is it? Foam, tile underlayment and flat-roof sections all come up in North Scottsdale.
  • How old are the HVAC units, and how many zones are there? Larger homes often have three or more systems, and buyers want the install dates.
  • What's the pool and spa equipment, and when was it last replaced? Heaters and variable-speed pumps get noticed.
  • What do summer utilities run? Twelve months of electric and water bills are one of the most useful things a seller can provide.

If you have receipts, permits and service records, put them in a folder or a shared file before you list. Buyers trust documentation far more than "we replaced that a few years ago."

What do they ask about the HOA and club costs?

Seasonal buyers are careful with carrying costs because they're often carrying two homes. Expect questions about:

  • HOA dues, and whether there are master and sub-association fees.
  • Any transfer fees or capital contributions due at closing.
  • Whether golf or social club membership is required, optional, or tied to the lot.
  • Rental and lease restrictions, if they plan to rent the home part of the year.

I wrote a separate piece on what seasonal owners should know that covers the lock-and-leave side of this.

What do they ask about lock-and-leave readiness?

This is where a seller can really set a home apart. Buyers want to know whether the home can be left for four to six months with confidence. Smart thermostats, water-leak sensors, an automatic water shutoff, a monitored security system, remote-controlled pool equipment and a reliable home-watch contact all come up. If your home has these, list them. If it doesn't, think about whether adding a few of them before listing makes sense. They're relatively inexpensive and buyers ask about them all the time.

What do they ask about views, light and privacy?

Buyers tour on a schedule, so they often see a home at only one time of day. The question I hear constantly is "What does this look like at sunset?" If the home has sunset views, city lights or mountain views, have professional twilight photos ready and mention the best viewing times. Buyers also ask about privacy: what's behind the back wall, whether lots next door are still undeveloped, and whether the home looks onto a fairway or a common area.

What do golf-community buyers ask?

In golf communities, I hear two more kinds of questions. The first is about the club: membership categories, waitlists, initiation, and whether membership transfers with the home. The second is about water and the long-term outlook for the course. Arizona's water situation is in the news, and buyers want to understand how a community sources and manages irrigation. My guide to what to ask about water in Scottsdale golf communities is a good starting point, and the golf communities hub covers the clubs themselves.

How can sellers answer these questions before they're asked?

I recommend a simple property fact sheet that sits on the kitchen island and goes out as a PDF to buyers' agents. It should include:

  • Year built, square footage, and lot size from public records.
  • Roof, HVAC, pool and water heater ages, with service dates.
  • Major improvements with dates and permit status.
  • HOA and club details, including fees and contacts.
  • Twelve months of utility costs, if you're comfortable sharing them.
  • Lock-and-leave features and smart-home systems.

That one page shortens the conversation, builds trust, and tends to reduce renegotiation after inspection, because the buyer priced those facts in from the start.

What questions should buyers ask that they often forget?

If you're buying, I'd add a few questions to your list: Are there any pending special assessments? Are there any open permits? What's been repaired under warranty? Is there any planned construction on nearby lots? My questions to ask before you make an offer covers the full list.

How do I put this into practice with a real address?

Start with the property you are actually considering — not a portal average. Pull the last 90 days of closed sales that match the same community, product type, and condition band. Walk the competition that is active today. Then decide whether the story of this home (or this building, or this lot) is strong enough to stand next to that set.

In my experience advising Northeast Valley clients for more than 30 years, the owners who do that homework early make cleaner decisions. The ones who wait for "the market to feel better" usually meet more inventory later. Scottsdale's Cromford® Market Index was 133.6 on October 29, 2026 — still a seller's market — while the Valley sat at 66.7 on October 31, 2026, a buyer's market. Those readings move weekly, so check the latest numbers before you make a decision.

FAQ

What's the first thing winter buyers ask about a Scottsdale luxury home?

In my experience, it's usually the ages of the roof, HVAC and pool equipment, followed by HOA and club costs. Seasonal buyers want to know what they'll be maintaining from a distance.

Should sellers share utility bills with buyers?

Sharing twelve months of electric and water costs is optional, but it answers a very common question and builds trust. Check the figures before sharing them.

What lock-and-leave features matter most?

Smart thermostats, water-leak sensors, an automatic water shutoff, monitored security and remote pool controls come up most often. They're practical and relatively affordable to add.

Do buyers really decide on one trip?

Many seasonal buyers do. They tour a short list in a few days and want to write an offer before flying home, which is why the first showing matters so much.

Can you help me prepare a property fact sheet?

Yes. My team and I put one together for every listing. Call (602) 622-1226 and we can get started.
